The story

John O'Reilly, who has spent 28 years in residential real estate as owner of a local Better Homes and Gardens brokerage, is stepping into retail development with the Hampton Farms Neighborhood Center, a $5 million project on a 3-acre site at 8220 Hampton Farms Drive in Moseley.

The two-building development will span 15,000 square feet, with one building comprising 9,000 square feet and the second 6,000 square feet. Construction is underway, with completion expected in December 2026 and move-in ready for tenants in spring 2027. The site, located at the intersection of Hull Street Road and Hampton Farms Drive, has already been cleared.

O'Reilly's own Better Homes and Gardens office will relocate from its Brandermill location to occupy 3,000 square feet at the new center. He has already secured a letter of intent from an undisclosed tenant for another 3,000 square feet. The center is targeting restaurants and medical office users to fill the remaining space.

"This is a new realm for me," O'Reilly told Richmond BizSense, describing the project as his first foray into retail center development. The center is designed with what O'Reilly calls "ample green space" and charming features including awnings.

North South Construction is the general contractor, and New Horizon Bank is financing the project. Francis Christman, a former owner of the Egg & I restaurant, is serving as the leasing agent.
